About our extension work
Most of the extensions we build are at the back of houses in Leeds, usually to make room for a bigger kitchen, a family room or an extra bedroom.
We carry out all of the building work ourselves, from digging the footings to getting the roof on. Once the shell is watertight, we bring in the electricians, plumbers and plasterers to finish it.
What's involved
- Groundwork and footings
- Setting out, digging and removing the spoil, dealing with any drains that run under the new footprint, and pouring foundations suited to the ground on your site.
- Structure
- Steel beams where existing walls are opened up, padstones to carry them, and temporary propping while the opening is made.
- Walls
- Cavity walls with insulation, wall ties, a damp-proof course, lintels and cills. We match the existing brick or stone as closely as we can.
- Roof
- Pitched or flat, tied into the existing roof, with the flashings and gutters needed to keep the join watertight.
- Doors and windows
- Doors, windows, bi-folds and rooflights fitted into properly supported openings.
- Finishing
- Plastering, flooring and the making good where the new part meets the old house.

Questions about extensions
Do I need planning permission for an extension?
Not always. Plenty of single-storey rear extensions can go ahead under permitted development. Size, position, conservation areas, listed buildings and earlier extensions all affect it, so check with Leeds City Council before committing. We can tell you where we think your project sits when we visit.
Will the new brickwork match my house?
We'll get as close as we can. Older brick and stone weathers over the years, so an exact match isn't always possible. We source the nearest brick available, lay it in the same bond and finish the joints the same way as the existing wall.
How long will my extension take?
That depends on the size of the extension and the ground conditions. We'll give you a realistic timescale once we've seen the property.
